Landlord register groundwork: what you get
You send a spreadsheet export (property reference, type, bedrooms, tenancy type, certificate dates; no names or addresses needed). You get back two things.
1. Certificates to chase
| Property ref | Gas safety | EICR | EPC | Action |
|---|---|---|---|---|
| EX-014 | OK to 03/2027 | Expired 08/2026 | D, to 2031 | Book EICR now |
| EX-022 | Missing | OK to 2029 | C, to 2033 | Ask landlord for gas cert |
| EX-031 | OK to 01/2027 | OK to 2028 | F | Below E: can't be let until improved or exempt |
| EX-040 | Due 12/2026 | OK to 2030 | C, to 2030 | Renewal due within 2 months |
2. Each property laid out to the register's checklist
Gas safety: missing, chase before submitting · EICR: valid to 2029 · EPC: C, valid to 2033
Ready to submit: no (1 item outstanding)
Delivered as a spreadsheet: one tab of actions, one row per property with every field the landlord needs to enter, plus a status column so your team can track who's done.
This is preparation for the landlord's own submission, checked against the published requirements at the time of the job. It isn't legal advice, and the landlord stays responsible for their entry.
£150 for 25 properties, paid once you've checked it. Want a one-property sample from your own data? Email angus@nexwell.uk.
